Basic Package - Commercial Sale

  • Confirm earnest money funds have been receipted by the proper party

  • Provide a copy of the contract and addendums to broker, clients, lenders, title company

  • Update status of listing on CoStar, Crexi, Commercial Gateway, Brevitas, etc.,

       any commercial platform it is listed on

  • Personalized contact with all parties introducing our services as your personal transaction coordinator

  • Follow up as needed with all parties by either email or phone

  • Set up general inspections

  • Manage and remind all parties of the feasibility period and important dates

  • Verify funding

  • Work with the title company to ensure all dates and deadlines are met

  • Follow up on completion of repairs and inspections

  • Process CDA and forward for payment 

  • Verify funding with the settlement agent and inform all parties

  • Process funding checks with your office and close out file

  • Once the file is closed and funded, update broker files with final signed closing disclosures and

       updated any commercial platform  

  • Confirm closing disclosure is correct and review numbers with the client

  • Schedule closing appointment and schedule final walkthrough

Full Package - Commercial Sale

  • Assist in preparing and reviewing Letter of Intent for Sale as well as revision

  • Assist in preparing contract or lease and addendums for accuracy and completion.

Listing Services Package
Properties for Sale or Lease

  • Prepare listing agreements and disclosures

  • Schedule order signs, posts, lockbox, and/or Supra installation

  • Schedule a photographer for photos

  • Create/order virtual tours (agents to supply materials and programs for production) and photos

  • Enter listing into brokers system and verify/ensure all needed contract paperwork is correct

  • Enter listings in (3) listing service accounts, additional listings for posting will be at $100 each: Costar, Commercial Gateway, Crexi, Brevita, or any commercial listing platform agent uses with pictures/videos and all disclosures

  • Create listing flyers and/or brochures

  • Send copies to the seller of all contract documents and notify the seller active on all commercial platforms
